Applying for Approval to Make an Architectural Change
This Architectural Change Application form must be completed and submitted to Fairwood Management if you would like the association's required approval to make an architectural change to your townhouse. This includes any changes to all doors and windows, garage doors, man doors (if applicable to your unit), awnings or awning infrastructure, etc. The HOA Board can generally process these requests within 24 hours. The process to follow is explained in this document.

Our Private Road
Parking on the private road remains a concern. We are asking the residents that use this road not to park on the side closest to our units.
Also, during plowing season, vehicles will need to be moved in order for the snow to be removed. We can no longer place snow in the lot across from our units. We are asking all unit owners to help make snow removal easier for the contractors.
Major Project Costs in 2025
No major projects are planned for 2024.
Lawns and Landscaping
Our 2024 landscaping schedule calls for cutting once per week in season (generally after April 1 – November 1), or as needed depending on growth. Additional services schedule is as follows:
By April 15 – leaf cleanup (weather dependent)
By May 20 – 1st trim
By June 15 – mulch
By July 15 – mini trim
By September 15 – final trim
Fall leaf cleanup schedule is weather dependent.
A reminder to all owners: Our landscaper and his crew have CARTE BLANCHE for Saturday and/or Sunday work; whatever it takes to get the work done per contract dates.
Lawn, Shrub and Tree Spraying
Lawn and shrub spraying, as well as grub treatments will be done several times throughout the season. We will try to give notice via email, based on when our service plans to come out.

During the hot summer months, please water your your flower beds, shrubs and trees in order to keep them green and healthy.
Tree Maintenance - April 23rd
Please be advised that AJ’S Tree Service will be on premises on Tuesday, April 23, 2024, performing tree limb maintenance at units along the River (132-264).

Roofs
As has been discussed for the last few years, a roof replacement project is planned for the near, but not immediate, future. While an exact timeline has not been identified, we continue to set monies aside for this project as a part of the of our annual budgeting process. Updates will be provided as needed.

Gutter Cleaning
Gutters will be cleaned in the fall after the leaves have all fallen.
